15 tips that will help you sell your Property.

  1. First impressions are lasting impressions. An inviting exterior ensures inspection of the interior. Keep your lawn trimmed and edged - the flowerbeds cultivated - the yard free and clear of refuse - maybe even paint the front door or replace the mailbox. Prospective buyers form an opinion the moment they spot the home.
    Curb appeal is very important. Driving into the driveway and walking through that freshly painted front door sets the expectations.
  2. "Three's a crowd". More will loose the sale. Avoid having too many people present during inspections. The prospect will feel like an intruder and will hurry through the house.
  3. In the shadows. Do not have your entire family tag along with the prospect and the person who is showing the property. Once again the Prospect will feel very uncomfortable. Designate one person, who is going to show the property to the Prospect and let the rest of the family go about their usual way.
  4. Love me, love my dog does not apply in house selling. Keep pets out of the way - preferably out of the house. Also remove or hide their paraphernalia, such as dog dishes and cat litter boxes. It is better a prospective buyer doesn’t even know that a pet lives in the home if you can help it.
  5. Music is mellow. But not when showing a house. Shut off radio and television - they distract. Let the sales person and the buyer talk, free of such disturbances.
  6. Decorate and update your home - a step toward a SALE. Faded walls and worn woodwork reduce desire. New fixtures, fresh paint and updated landscaping are all fairly easy and affordable ways to give your home a makeover. Do not tell the Prospect how the place can be made to look - show him/her by redecorating first. You might even consider to stage your home, especially if you have empty rooms or the entire house is empty. A quicker sale at a higher price will result.
  7. Check and double check your bathroom and kitchen. Bright and clean bathrooms and kitchens sell many homes.
  8. Step high - step low. Prospects will do just that unless all stairways are cleared of objects. Avoid cluttered appearances and possible injuries. Also remove family photos, religious items and anything that refers to a political affiliation,

  9. Make sure your listing is on all the major online WebSites.
    This is usually part of an agent’s service, but it doesn’t hurt to put it up on as many Websites as possible, but make sure you ask if your agent agrees with that. It also helps if you as well as your agent showcases your home on social media. It has been shown that as many homes sell through Facebook as through the MLS (Multiple Listing Service). Both the agency and the individual agents should have Facebook business pages where they share listings.
  10. Ensure the listing has lots of good photos.
    Most homebuyers start their search online and decide which homes they want to see based on the pictures. You probably want something better than snapshots taken quickly with your agent’s phone.
  11. Share information about life in the neighborhood.
    The listing should also include pictures of nearby recreation, dining and shopping areas. If the schools are good, make sure that information is in the listing. Remember, you’re not only marketing the home – you’re marketing the area and lifestyle as well.
  12. Make the property easy to show.
    The more flexible you are about visits, the more people will be able to see your home. Be ready for prospective visitors early in the morning, at night and on weekends, with little notice.
  13. Putting the cart before the horse.
    Trying to dispose of furniture and furnishings to the Prospect before he/she has purchased the house often loses the sale. Proper timing is important.
  14. Choose your price wisely.

      It is undertandable that no one ever wants to spend extra money if it's not necessary, especially if you want to sell your property.
      Most professional Agents or companies have CMA - 'Current Market Analysis' data on comparative properties that have been sold within the last 6 months, and they can advise on a listing price, but that's it. Other than that, a valuation is recommended or in some cases even required.
      If properties are not priced correctly and priced too low, your lose valuable profits. On the other hand, if listed too high, you lose qualified prospects.

    2. Sellers often think they should start the asking price high and then lower it later if the house fails to sell. But that can result in a slower sale – sometimes even after you dropped the price. The first month's activity of your house being on the market will be the best activity you’re going to get. If the price is too high, many buyers and their agents will stay away, assuming you’re not serious about selling or you’re unwilling to negotiate and you're loosing the best opportunity to sell your home fast.

    Do not discuss price, terms, possession or other factors with the Prospects at the first meeting. Suggest to them, after the viewing, to go home think it over and if they are interested, to make a reasonable offer.
